For years, buying an apartment was seen as a trade-off. You gave up your backyard and accepted less space in exchange for a better location, lower maintenance or access to amenities you might not otherwise have had.
It was a compromise many apartment buyers were happy to make.
But according to a recent subscriber-only article in The Urban Developer, “Expectations Shift as Apartment Buyers Rewrite the Rules”, buyers are starting to think differently.
Private gardens, generous living spaces and room to entertain. Apartment living doesn’t have to mean compromising on space.
It’s something we’re seeing across many of our projects. Increasingly, the reasons people choose an apartment have less to do with their life stage and more to do with how they want to live.
Downsizers are looking for generous, house-sized apartments without the upkeep of a larger home.
Investors are placing greater importance on quality finishes and liveability, recognising their value to tenants today while keeping their options open to move in themselves in the future.
Retirees want homes they can lock up and leave, so they can head off on holidays without a second thought.
The trade-off hasn’t disappeared, but for many buyers, the apartment is only part of the decision. They’re also thinking about day-to-day life.
Staying close to family. Keeping the kids at the same school. Walking to a favourite café. Being able to pop down to the local shops or see the same familiar faces. Not having to spend their weekends cleaning the pool or mowing the lawn.
Those things matter just as much as the apartment itself.
Not every buyer wants a backyard. For many, a spacious balcony with incredible views is exactly what they’re looking for.
Of course, apartments have changed too. Many of the features buyers once thought they’d have to give up are now finding their way into apartment living. Generous floor plans, larger outdoor areas, flexible second living spaces, quality finishes, and thoughtfully designed shared amenities are all part of the appeal.
Perhaps that’s why the traditional apartment trade-off isn’t as clear-cut as it once was.
Many of the things buyers once associated with living in a house are now becoming part of apartment living too.
