Queensland developers and builders are working together to bolster buyer confidence in a challenging environment, by collaborating early and forging ahead with construction before launching residential projects.

Developer KeylinTM and Joint Venture partner Kinstone Group moved away from the traditional pre-sales model for their final precinct Lakeside at the 65ha Serenity 4212 community, engaging with Gold Coast builder Resort Homes to commence construction of 16 waterfront villas and ensure the homes are well advanced for the planned Spring sales release.

Keylin Managing Director Louis Cheung said fast-tracking construction of Lakeside’s villas aligned with their vision for the precinct, which has unique development approvals dating back 20 years.

“We are committed to making the Lakeside experience truly special,” Mr Cheung said.

“The precinct’s gentle density and private waterfront location, surrounded by a protected conservation area, is unmatched on the northern Gold Coast.

“Seeing the progress on the villas from our construction partner Resort Homes, who built many homes in the Hope Island Resort and 4212 precinct, instils confidence in our purchasers, giving them peace of mind from the buying stage right up until move in.

“With construction advancing, we can also bring potential buyers on site to experience the exclusive water views and Lakeside offering much earlier in the buying process,” he said.

Resort Homes Founder and Director Cameron Starkey said developer and builder goal alignment had never been more important.

“With the current state of the construction industry, developers are partnering with builders that can deliver earlier in the project journey to ensure design, quality and certainty of delivery are achieved,” Mr Starkey said.

“We are already making great progress at Lakeside and with frames continuing to go up, external windows and cladding underway, and roofing commenced, we remain on track for completion in late 2025,” he said.

Lakeside’s sales lead, Ashwin Property Director Tony Ashwin, said the northern Gold Coast was an optimal market for this trend with strong fundamentals and major infrastructure projects boosting buyer confidence to purchase off the plan.

“Lakeside is an unrepeatable opportunity in the northern corridor which is already in low-supply of premium waterfront properties especially for down-sizers and families,” Mr Ashwin said.

“The area is set to benefit from the new Coomera Connector highway and Hope Island train station, which will both transform connectivity from the central Gold Coast and north to Brisbane, and a new proposed private day hospital at Foxwell Coomera and the $1.3 billion Coomera Hospital under way.

“There has been a huge shift in the industry due to a significantly volatile market and we’re seeing more buyers waiting for builds to get underway before making a purchase.

“In response to the construction crisis and in a show of confidence, developers like Keylin are substantially commencing projects before they sell, creating further certainty for purchasers, and we’ve seen strong enquiries already for the Lakeside villas,” he said. Designed by MAS Architecture Studio, the 4-bedroom 2-storey villas experience uninterrupted views of the private Lake Serenity and some offer pontoons and pools.

Adjoining the protected Coombabah Lakelands Conservation Area, Lakeside’s precinct plan is being finalised for the sales launch and likely to include a mix of low to medium rise apartments with sculptural architectural design, resident recreational amenities, open spaces, and commercial and retail amenity.

Located near Hope Island Marketplace and Links Golf Course, Lakeside is minutes from hospitals, childcare and leading schools including A.B. Paterson College.
