Some of the best developments are built on more than great design. They’re built on long-term relationships, shared experience and trust.
That’s certainly been the case for Chris Cumming of BDA Architecture. Over the past two decades, Chris has worked alongside Tony Ashwin and developer John Kearney of Immerse Projects and Greyburn Building Contractors on a wide range of projects including Rhythm Kirra Hill, Ombré Robina and now Kaiya Kirra Beach.
We recently caught up with Chris to discuss the Kaiya project, and one theme came through again and again: collaboration. Chris said:
“Repeat collaborations are everything. You don’t keep working with people you don’t trust. The fact we’ve been collaborating for so many years says a lot about the relationship we’ve built.”
Rhythm Kirra Hill, a previous collaboration between BDA Architecture, Immerse Projects and Greyburn Building Contractors, is now home to a thriving community of residents.
Chris believes that long-standing relationships allow teams to keep learning from one development to the next. He explained:
“Everyone brings their own perspective. The developer, architect, builder and sales and marketing team all see the project through a different lens, and that’s what makes the collaboration so valuable. We learn together.”
Chris’s latest collaboration with Immerse Projects, Kaiya Kirra Beach, is now in pre-release.
Those different perspectives don’t just improve the way the team works together. They shape the homes they create. Kaiya illustrates that approach. Its position, with ocean and hinterland views, made the outlook a natural starting point for the design. Chris continued:
“Many apartment buildings begin with a standard floor plan that’s repeated throughout the building. At Kaiya, we decided to start with the views, shaping each residence to make the most of its outlook while maintaining privacy. We also created a broader mix of apartment types across the building.”
That broader mix reflects what the project sales team hears every day from buyers: Kirra appeals to people at different stages of life, with different priorities and budgets. It’s one example of how buyer feedback becomes part of the design conversation.
For us, that’s one of the real benefits of working with trusted partners over many years. Every project builds on what came before. Feedback is shared openly, lessons are carried forward, and every collaboration strengthens the next.
